The Design/Build Process

 

At Hedberg Homes we take pride in our design and build process. We have heard from many clients how, when dealing with other builders, they were given few options and were lost during the process. We are proud in the fact that before a client decides to move forward with a purchase, they have been fully informed of the standard and optional features, they have been able to assist in a specific plan and design, and have been made fully aware of all phases of the construction selection process. Thus this is the Hedberg Homes Design/Build Process: 

  • Lot Selection

            The client meets with Paul Ekstrom or Deb LaBonne from The Paul Ekstrom Realty Team. Whether it is from our development or not, the lot is a very instrumental piece of the puzzle. Some lots may require additional fill, longer driveways, soil corrections, floorplan layout modifications or other changes. It is important to identify these changes before a home design can begin. Once a lot is selected a “hold” is placed to allow the design phase to move forward and ensure the lot is still available during this phase. 

  • Floorplan and Option Selection

            At this point you and your family will sit down with Paul or Deb. They will show you floorplans of past homes Hedberg has built. Paul and Deb have many years of new construction experience and will fact find and make recommendations accordingly. You may want to take a main level from one plan and add it to another upper level from a different plan. You may want to add or decrease size on certain plans. The great thing about a custom home builder is that you choose what your new home will be. You are not told what it will be. Paul and Deb will take notes and give to Jon what changes you want to make so Jon can design a plan that you will be happy with. We will also walk through every room in the home and allow you choices such as flooring, counters, plumbing fixtures, door styles and much more. These changes and selections are then delivered to Jon Blattman, owner of Hedberg Homes. 

  • Floorplan Design and Bid

            Jon will have your e-mail and using a program called Chief Architect, he will send you an exterior front and floorplan layouts (see below) based off of the choices and changes made earlier. You may go back and forth with Jon several times making changes. Maybe you don’t like a room size, or kitchen layout or exterior appearance. They best part is it is your choices that we are using to design your new home. Once we have the design done, Jon will submit a bid on materials and labor based off of this design and your selections.  

  • Plans and Specification Approval

            Once you decide to move forward, we will write a purchase agreement subject to final plans and spec approval. Rest assured you will not be pressured into this decision and we will only move forward when you feel you have been completely informed of all phases. An offer to purchase will be explained to you completely by Paul or Deb on all components such as contingencies, progress payments, 1/2/10 warranty, your liabilities and much more. Once the purchase agreement has been agreed to by Hedberg Homes and your family, Jon will submit the Chief Architect plan to a licensed architect for blueprints. Jon will also submit to you a 25+ page specification addendum. This addendum will be detailed down to model and style of each faucet, kitchen layout, selection center contact info and even the sidewalk design. Once all changes to the blueprint and spec addendum have been agreed to and signed off on, your new home is ready for construction. 

  • Construction Begins

            Jon will send the plan to the surveyor for home layout on the lot. If you would like we can stake the home out on the lot also. Jon will submit plan and payment to the City for permit application. Once the permit is delivered the basement construction can begin. Typically the entire construction phase is 90 days from hole dig to completion. 

  • The Selection Phase

            This phase is critical to the timeline as, for example, kitchen flooring selection is delayed it will delay cabinet install, wall painting, trim install, appliance install. As you can see, it is imperative that your selections are done in a timely matter. You will work with Roni Blattman in timeframes, selection center contacting and appointment setting. Typically you will start the process with a representative of Village Floor. They will assist you with color and design selection. This is valuable when it comes to picking flooring and countertops. Feel free to purchase your own lights, install your own low voltage, and pick out your own appliances and more.  

  • Overall Build Process

            Different factors out of the builders control can affect the construction timeframe. Factors such as weather, material holds, City permit approvals and likewise are out of any builder’s control. While we strive to keep factors such as this from becoming major deterrents, rest assured Hedberg Homes will keep you fully informed, deliver options and resolutions and will always keep your total satisfaction as our utmost objective. 

  • Construction Completion

            Once the project is completed and cleaned for closing, you will do a walkthrough. Any imperfections will be identified and resolved. During the walkthrough entire home operation is explained in full detail by Jon. Once this is completed we will proceed with the closing. You will be given all your manuals and warranty at this time. 

  • 1 Year Walkthrough

            At the 1 year from closing mark, Jon will do another walkthrough with you on your home. Any workmanship issues such as drywall tape cracks and nail pops will be repaired shortly after the walkthrough. Normal home settling will occur and cause these types of workmanship imperfections. With Hedberg Homes these will baddressed and repaired.
